What it covers

What an ADU is

Room for a parent, an adult kid, a guest, a shop, or a tenant. The building barely changes. The lot does.

Where the unit can sit. How far the sewer and panel have to run. Whether a concrete truck can reach it. Those answers set the cost before anyone draws anything.

We walk the property and tell you. No charge.

FAQ

Common questions about ADUs

Will my lot even work for an ADU?

That is the first thing we find out, and it costs you nothing. Some lots make an ADU easy and some make it expensive. You should know which one you have before you pay anyone for drawings.

What will it cost?

Not something anyone can answer honestly over the phone. The same unit costs very different amounts depending on the foundation, the utility runs, and the access. We walk the property, then price the real job, and tell you which parts of your lot are the expensive ones.

Do you handle the permit?

Yes. Planning and permitting are part of the job, and we work alongside your architect or designer if you have one. Requirements differ between the county and each city and have changed several times, so we check what applies to your address rather than what was true last time.

Detached unit, or convert the garage?

A conversion starts with a slab and part of a shell, which usually helps. A detached unit gives you the layout you actually want and keeps the garage. We will tell you which one your property favors, and why.

Can I stay in the house while you build it?

For a detached unit, almost always. For a conversion or an attached addition we sequence the work and contain the dust so the parts you rely on stay usable, and we tell you upfront if a stage means being out of a room for a while.

Do you build the cabinets and millwork for it too?

Yes. Cabinets, doors, stairs, and railings are built in our shop for the job. Small units are where that matters most: in a space that size a cabinet run is either fitted to the inch or it is wasted room.
